Types of Properties in Greece

An abundance of choice — residential, commercial, or plots of land. Buy as an individual, jointly, or as a legal entity.

Property types considered for a Golden Visa application range from apartments, detached houses, villas and entire buildings to shops, offices and hotels. Eligibility is never automatic from the property label: plots, agricultural land and development property need their own legal, planning and eligibility analysis, and co-ownership or acquisition through a legal person is subject to specific statutory conditions that must be reviewed for the actual transaction.

Before you choose a property

What types of properties qualify?

Residential (apartments, maisonettes, detached houses, entire buildings, villas) and commercial (shops, offices, hotels, warehouses) property can qualify, subject to the applicable threshold and statutory category for that asset. Plots, agricultural land (olive fields, vineyards) and development property are treated separately and require their own legal, planning and eligibility analysis before they can be assumed to qualify. Ownership can be individual, through undivided co-ownership where each investor's share independently meets the threshold (see "Can more than one investor co-own a property?"), or through a legal entity, which is subject to its own ownership and jurisdictional conditions. Eligibility must be confirmed for the specific asset and transaction — not assumed from the property type alone.

Can I rent out my property?

A property linked to the Greek Golden Visa cannot be used for prohibited short-term letting through sharing-economy/digital platforms such as Airbnb. Long-term leasing is distinct from that prohibition and may be possible subject to applicable law and the property's specific status. We can help arrange long-term tenants, and offer optional paid property maintenance with quarterly reporting — full fees are confirmed before engagement, not fixed sitewide.

Can I sell my property later?

Yes, you may sell. However, the residence permit depends on maintaining a qualifying investment and the other legal conditions, so a sale should be planned with legal advice before it happens. We can coordinate re-sale and restructuring.

Eligibility must be confirmed for the specific asset and transaction — not assumed from the property type alone.
