Risks and what to check
Every application is assessed on its own facts, and approval is not guaranteed. Read the points below before committing funds — they describe what can go wrong on this route, not what we expect to happen.
- The threshold that applies depends on the property's location and size — verify the zone classification before you commit.
- Property values can fall as well as rise, and rental demand varies by area and by season.
- Letting a property may require licensing, and the rules can differ between municipalities.
- Thresholds and programme terms are set by Greek law and can change.
Before you commit
- Commission independent legal checks on title, encumbrances and planning status before any payment.
- Obtain written confirmation of the zone and the threshold that applies to the specific property.
- Get an independent valuation rather than relying on an asking price.
- Ask for the full cost picture — purchase taxes, professional fees, holding and management costs.
This is general information, not legal, tax or investment advice. Take independent advice from advisers qualified in Greece and in your own country of residence before making any commitment.
